House sales in Türkiye fall in November despite strong year-to-date growth
Housing sales in Türkiye declined in November, even as the overall market maintained solid growth over the first eleven months of the year, according to data released on Tuesday by the Turkish Statistical Institute (TurkStat).
A total of 141,100 houses were sold across the country in November, marking a 7.8 percent decrease compared to the same month last year. The highest number of sales was recorded in İstanbul with 24,234 units, followed by Ankara with 12,706 and İzmir with 8,540. At the other end of the scale, the lowest sales figures were seen in Ardahan (78), Bayburt (131) and Artvin (152).
Despite the monthly decline, the housing market showed strong performance over the longer term. In the January–November 2025 period, house sales increased by 13.3 percent year-on-year, reaching a total of 1,434,133 units nationwide.
Mortgaged Sales Edge Down in November
Mortgaged house sales totaled 21,499 units in November, representing a 1.4 percent decrease compared to the same month of the previous year. Mortgaged transactions accounted for 15.2 percent of all house sales during the month.
However, on a cumulative basis, mortgaged sales recorded a sharp rise. Between January and November, mortgaged house sales increased by 53.5 percent year-on-year, reaching 207,519 units. Of these, 5,483 mortgaged sales in November and 49,973 in the January–November period were first-time home purchases.
Other Sales and Market Structure
Non-mortgaged, or other house sales, declined by 8.8 percent in November to 119,601 units, accounting for 84.8 percent of all sales. In contrast, other house sales rose by 8.5 percent over the January–November period, totaling 1,226,614 units.
First-time house sales in November fell by 5.4 percent year-on-year to 46,589 units, representing 33.0 percent of total sales. For the January–November period, first-time sales increased by 8.9 percent, reaching 444,096 units.
Second-hand house sales also declined on a monthly basis. In November, 94,511 second-hand homes were sold, down 8.9 percent compared to the same month last year. Second-hand transactions made up 67.0 percent of all sales. Over the first eleven months of the year, however, second-hand sales increased by 15.4 percent, totaling 990,037 units.
Foreign Demand Continues to Ease
Sales to foreign buyers continued to weaken in November. A total of 1,943 houses were sold to foreigners during the month, a 9.7 percent decrease year-on-year, accounting for 1.4 percent of all house sales. The provinces attracting the most foreign buyers were İstanbul (728), Antalya (662) and Mersin (157).
In the January–November period, house sales to foreigners declined by 11.1 percent compared to the same period last year, falling to 18,993 units.
By nationality, Russian citizens remained the largest group of foreign buyers in November with 310 purchases, followed by Ukrainians (159) and Germans (151).
The latest figures indicate that while Türkiye’s housing market faced short-term pressure in November, overall activity remains resilient, supported by strong year-to-date growth and a significant increase in mortgaged sales. (ILKHA)
